Track income and expenses in one private owner view. Beds24 can import Airbnb expected payouts provisionally during onboarding and reconcile the same records to actual channel-collected payments when settlement arrives. Expected amounts are clearly marked until paid.

Beds24 payout sync is disabled until financial access is configured and tested.

Import historical Airbnb income

Use this when a property joins mid-month or when earlier Airbnb income needs to be brought into Finance. Beds24 expected payouts are imported as provisional income and the same provider-managed record is updated when the actual payout arrives. The import is duplicate-safe and can be rerun.

Record money actually earned or received. Enter gross income and any platform/processing fees; net income and the monthly operating result are calculated automatically.

Reports below come from a verified, registered stay. Routine issues route to Su and both owners. Serious water, electrical, overflow or room-security reports route immediately to both owners and Fah. Photos are private and automatically deleted within 30 days or sooner after resolution.

Verified guests create their own one-time secure document form from the permanent Room page. Foreign guests upload passports for TM30 registration; Thai-only stays upload one Thai ID-card image to verify the Thai-only declaration. The form below remains only as an operational fallback for non-Thai passport registration.

Downloaded copies are outside automatic deletion. Remove the local file from the device as soon as the registration work is complete, then use “Delete now” to remove the stored copy. Foreign passport files can also be marked as TM30 registered after the immigration registration has been completed.

The current approved House information supports secure passport-photo collection. The alternative manual TM30 details form remains disabled until the exact authoritative field list is supplied.
